Mattamy Homes Selects Cushman & Wakefield to Market Newfield's Workplace District and Downtown Multifamily & Retail Development Sites
Cushman & Wakefield’s Nik Schroth and James McKinney Lead Effort to Secure Multifamily Development Partners and Commercial End-users at Palm City, Florida, Mixed-use Development
STUART, FLORIDA, September 22, 2026 – Cushman & Wakefield announced today that it has been selected by Mattamy Homes to market the multifamily development component in Downtown Newfield and the broader master-planned community’s Workplace District, which includes retail, flex and warehouse space, in Newfield, Mattamy’s master-planned community in Palm City, Florida.
The marketing assignment is being led by Nikolaus Schroth, CCIM, Senior Director, and James McKinney, Senior Associate, of Cushman & Wakefield’s Stuart, Florida, office.
Located in Martin County between Interstate 95 and Florida’s Turnpike, Newfield is a 3,400-acre master-planned “agrihood” community centered on conservation, walkability and sustainable living. The community is planned for approximately 4,200 residences, more than 100,000 square feet of retail and dining space and a growing employment base anchored by a planned 2 million-square-foot Workplace District.
The Workplace District includes 12 parcels for flex, retail and warehouse development ranging in size from 1.45 acres to 11.88 acres. Potential industrial and warehouse development ranges from 22,682 square feet to 191,250 square feet, with options that offer signage along Florida’s Turnpike in one of the top emerging industrial and distribution markets in the U.S., with access to the entire state.
In addition, Cushman & Wakefield has been engaged to lease the ground-floor retail and second-floor office space in Buildings 8 and 9, the first commercial buildings delivering within Downtown Newfield, the heart of master-planned community. The initial phase includes restaurant, retail and office opportunities ranging from approximately 1,100 square feet to nearly 3,000 square feet.
As for Downtown Newfield’s multifamily component, the three opportunities available to one or multiple development partners include:
· Cline Street Lofts – 153 units
· Downtown Newfield Apartments – 166 units
· Medley Gardens – 95 units
Together, the projects represent 414 planned residential units within a walkable town center environment designed to integrate housing, shopping, dining, recreation and employment uses.
“Newfield represents one of the most compelling mixed-use development opportunities currently available on Florida's Treasure Coast,” said Schroth. “Mattamy Homes has created a vision that combines residential, retail, office and future employment opportunities within a true live-work-play environment. As growth continues across Martin County, Downtown Newfield offers developers, retailers and businesses the opportunity to establish a presence in a community designed for long-term success.”
The multifamily opportunities are supported by strong market fundamentals, including population growth, high household incomes and limited new apartment supply in Martin County relative to many larger Florida markets. Newfield’s location provides convenient access to both I-95 and Florida's Turnpike while offering residents direct access to parks, trails, civic spaces, shopping and future employment centers.
Downtown Newfield is envisioned as Palm City’s first true downtown district, featuring walkable streets, community gathering spaces, tree-lined boulevards and neighborhood-serving retail. Upon completion, the broader Newfield community is expected to accommodate more than 10,000 residents while serving as a regional destination for Martin County and the surrounding Treasure Coast.
“Our team is excited to partner with Mattamy Homes to bring these opportunities to market,” said McKinney. “The combination of residential density, future retail demand, planned employment growth and exceptional regional accessibility creates a unique opportunity for multifamily developers and commercial tenants alike.”
