My neighbor and I have the exact same house.
Why are my taxes higher than theirs? |
|
| Homesteaded property owners benefit from the "Save Our Homes" (SOH) Benefit, which prevents their assessed value from increasing more than 3% per year beginning in the second year of homestead exemption. The SOH Benefit, reflected on the annual TRIM Notice, represents the difference between the property's market and assessed values. This amount may accumulate over time, and can explain the disparity between your property taxes and that of a neighbor who has claimed homestead exemption for several years. |

| Property Assessment Cycle |
|
| The Property Appraiser’s Office is responsible for annually locating, identifying, and valuing real and tangible personal property for purposes of ad valorem taxation. Our professionals work throughout the year to meet important deadlines established by the Florida Department of Revenue. |
January 1: Date of Assessment: property values are assessed based on conditions as of January 1st.
February: Anyone who owned and resided in their home on or before January 1, 2026 may apply for homestead exemption before the March 1st deadline.
March 1: Deadline to file for homestead and additional exemptions, portability, and agricultural classification.
April 1: Filing deadline for Tangible Personal Property (TPP) property tax returns or requesting an extension.
May 1: Deadline to submit information for Limited Income Senior exemptions. |
|
| Throughout the year, our team of professionals frequently meets with groups and organizations to present on a variety of topics such as the valuation process, calamity, portability, homestead exemption, and features available on our website. A full list of available topics can be found at https://www.pamartinfl.gov/schedule-a-speaker.
